It is far easier on the client to use what they already have as far as possible renting only where absolutely necessary - dramatic changes can come from changing paint colour, updating fixtures, furntiture re-arrangement, adding some soft furnishings such as slipcovers or bed linens and the wow factor that comes from the 'fluffing' that a Professional Home Stager can provide - creating beautiful vignettes that help to define areas and make the potential buyer feel at home. ** Please note that a signed contract is necessary before any work begins and as such I will require the realtor to be my 'client'. If you are asking your client to pay for a Home Staging service but are arranging the appointment yourself (ie. I would not meet the client at all) I would require you to be responsible for payment of the invoice and the terms of the contract - you would then arrange with your client for any reimbursement. If the home owner arranges the home staging service themselves then they would be my client and therefore responsible for payment and terms of contract.
